UNDER AND BY VIRTUE of a judgment and execution issued by the above named court in the above-entitled action on the 19 day of May, in the year 2025, directed to the undersigned Sheriff from the Superior Court of Pasquotank County, I will offer for sale to the highest bidder for cash whatever right, title, and interest, the judgment debtor owns or may own in the following described real property which is subject to sale under execution.
This sale shall be held at the following location: Pasquotank County Courthouse 206 East Main Street Elizabeth City NC 27909, as designated by the Clerk of Superior Court on the 23 day of July, 2025 at 10:15 o'clock am. This property is being sold "AS IS, WHERE IS" and said sale shall be subject to all superior liens, mortgages, easements, encumbrances, unpaid taxes and special assessments which were or became effective on the record prior to the lien of the judgment under which this sale is being held. The judgment debtor, Margaret S. Teat and ET AL, claimed his/her exemptions in this real property used as a residence. If the debtor has claimed this exemption, he/she is entitled to receive and retain $35,000 ($60,000 for some debtors) in value from the proceeds of the sale of this property. Sales for an amount less than the exemption claimed shall not be final. The sale shall be held open for ten (10) days for the filing of upset bids as required by law. No sale is final until confirmed by the Clerk of Superior Court of the issuing county.
The execution was issued pursuant to a judgment duly recorded in the office of the Clerk of Superior Court for Pasquotank County, in the name of the judgment debtor Margaret S. Teat and ET AL.
The real property being sold is described as that certain tract(s) of land lying and being in Elizabeth City Township, Pasquotank County, North Carolina. The real property listed for taxes or special assessments for the years 2012-2021 in the name of Margaret S. Teat and ET AL, the judgment debtor, and is described as follows:
Map Description #P112-31: Beginning at the line of Mary Brothers at the lane which leads from the Public Highway to Mill Pond and thence Southwardly along said lane to an iron pipe; the line of Benjamin J. Roach and wife, Ruth Roach, thence westwardly a direct course to the lands of the Banks heirs; thence Northwardly along the line of the Banks heirs to the line of Mary Brothers; thense Eastwardly to the Main Road, containing 2.01 acres, more or less.
Being the same property converyed to Apollo Spence by two deeds, one from Mrs. S.M. Betcher, dated January 11, 1943, and recorded in Book 106, Page 180 and the other from Charles Winslow and wife, dated January 19, 1943, recorded in Book 107, page 329, less that certain tract conveyed by Apollo Spence and wife to Ruth Roach and husband, Benjamin Roach by deed dated December 20, 1947, and duly recorded in the Public Registry of Pasquotank County, North Carolina, to all of which conveyances reference in hereby made.
Reference is made to Deed Book 537, Page 381, in the Pasquotank County Public Registry.
This property is being sold "AS IS, WHERE IS" and said sale shall be subject to all superior liens, mortgages, easements, encumbrances, unpaid taxes and special assessments which were or became effective on the record prior to the lien of the judgment under which this sale is being held.
(The highest bidder at the sale will be required to make a cash deposit or cashier check made payable to the Clerk of Superior Court, in the amount of 10% of his bid, with the remaining amount due on tender of the deed.)
